I impress you with all my credentials and all the things that I know, the loans that I’ve made, and the people I hang out with. But I’m just a typical Midwest professional, an ordinary person that along the way happened to invest in real estate.
One day someone asked me if I would consider doing a small private loan for their single-family rehab project. After a lot of phone calls and internet searches, the paperwork finally came together to be signed at the closing table.
But the next loan and the one after that were different. My advisors did not have the specialized knowledge that I needed. And every Facebook Group for “Hard Money” or “Private Lenders” was a wasteland of junk.
